How Easy Is It to Buy Fake Pay Stubs Online? What Multifamily Operators Need to Know

Application fraud in the multifamily industry surged during the COVID-19 pandemic and remains a serious challenge for property managers today. Among the various forms of fraud, one of the most prominent is the use of forged income documents such as pay stubs and bank statements.

At Esusu Identity Services (EIS), powered by Celeri, we work with operators across the country who see the impact of income fraud every day. In this post, we will look at how accessible fake documents have become, share what we learned from a controlled test, and explain how Esusu’s Income Verification helps property managers stay one step ahead.

It’s Easier Than Ever To Falsify Income Documents

Among the tactics used by fraudsters, falsifying income documents is one of the most common:

  • Some applicants manipulate real documents using everyday software;
  • Others skip editing entirely and buy ready-made counterfeits from online sellers.

On popular social and messaging platforms, quick searches can reveal accounts openly advertising:

  • “Packages” of pay stubs and bank statements;
  • Templates that mimic well-known payroll providers and banks;
  • Rush delivery that fits typical leasing timelines.

From a distance, these documents can look just like the real thing. For a busy leasing team scanning dozens of files a day, many of them pass initial review with no obvious red flags.

What Our Controlled Test Revealed

To better understand how these schemes operate in practice, our team conducted a controlled experiment. We engaged a seller that publicly advertised income documents and requested a set of test documents for research purposes.

The process was disturbingly simple:

  • The seller asked for only a handful of basic details: name, address, employer information, and partial identifying information;
  • They recommended a “bundle” tailored to typical apartment application requirements, suggesting multiple pay stubs and bank statements with matching deposits;
  • Payment was requested through a common peer-to-peer payment app, with instructions to describe the transaction in a way that would not raise suspicion.

Within about 24 hours, the seller notified us that the documents were ready. The price for a single pay stub was modest compared with the potential financial impact of approving a fraudulent applicant.

The Fake Pay Stub: why visual review isn’t enough

What we received was a picture-perfect pay stub from a major payroll provider, styled to match the kind of documentation leasing teams see every day.

When we showed the file to multiple property managers as part of the experiment:

  • None suspected it was fraudulent based on appearance alone;
  • There were no obvious visual cues, formatting issues, or spelling errors;
  • The stub aligned with what they expected to see from that payroll provider.

This is the core challenge: high-quality fake documents are designed to pass visual inspection. Even experienced leasing staff may not be able to tell the difference between an authentic pay stub and a sophisticated counterfeit just by looking at it.

How Esusu Identity Services Detects What The Eye Can’t See

Fortunately, Esusu Identity Services does not rely on visual review alone. When we ran the fake document through Esusu’s Income Verification, the results were clear.

Behind every PDF is a kind of digital fingerprint:

  • Metadata about how and when the document was created;
  • Font and layout information that can be compared to known-good patterns;
  • Structural details that are difficult to fake consistently.

Esusu’s AI-driven system analyzes that fingerprint and compares it against:

  • Real examples from genuine issuers;
  • Known patterns of manipulation and tampering;
  • Anomalies that suggest the file was edited or generated by an untrusted tool.

In the case of our test pay stub, the system flagged the document as non-genuine within seconds, even though it looked perfect to the human eye. That is the level of protection operators increasingly need as fraud continues to evolve.

The Financial Impact of Rental Application Fraud

The effects of fraudulent renters are not theoretical. Across Esusu’s work with partners and industry research, we see patterns such as:

  • Roughly 1 in 10 rental applicants submitting falsified income documents;
  • Income-related fraud contributing to a large share of eviction cases, where residents were approved based on falsified proof of income;
  • Total eviction costs often ranging from $2,500 to $8,000 per case, once you factor in lost rent, vacancy, legal fees, repairs, turnover, and leasing costs.

Those numbers add up quickly across a portfolio. Each fraudulent approval can mean:

  • Months of unpaid rent and delinquency;
  • Extra staff time spent on collections, legal processes, and unit turnover;
  • Operational strain and reputational risk for both owners and operators.

Stopping even a handful of fraudulent move-ins each year can have a meaningful impact on net operating income and staff capacity.

How Esusu Identity Services (EIS) helps operators get ahead

Esusu Identity Services, powered by Celeri, is designed to give operators a consistent, scalable way to detect document fraud across their portfolios. Through Esusu’s Income Verification and related products, operators can:

  • Automate income document analysis with AI instead of relying on manual review alone;
  • Standardize verification policies across properties, markets, and teams;
  • Reduce the odds that a single fraudulent move-in turns into an expensive eviction and operational headache.

By pairing that with Esusu’s broader renter financial health tools, including Rent Reporting and Esusu Passport, operators can:

  • Protect their portfolios from bad actors;
  • Support honest applicants with more complete, verified financial information;
  • Build a screening stack that is both tough on fraud and fair to residents.
