October 2026 Esusu Snapshot: Maintenance, 2027 Planning, and Resident Support

Welcome to this Month’s Snapshot!

The year-end intensity is slowly building through financial closeouts, resident transitions, renewal preparation, and the everyday tasks that become harder to manage when teams are already stretched.

Before rushing to finish the year, your property team can benefit from a deliberate pause. The right interventions can ease pressure, protect team capacity, and make the resident experience more consistent.

This October Esusu Snapshot brings together practical strategies to reduce operational friction, make resident support easier to find, and strengthen retention before small problems become expensive ones.

‍

Maintenance Is a Retention Strategy

In a competitive rental market, price and amenities are not the only levers property teams can use to support retention. According to Zillow's July 2026 Rent Report, typical U.S. asking rents rose 2.3% year over year in July, while 39.8% of rental listings offered a concession.

That environment makes the resident experience even more important. Residents notice not only the features a property offers, but also what happens when something in their home breaks and whether anyone keeps them informed.

AppFolio's 2026 Renter Preferences Report found that 56% of residents satisfied with maintenance plan to renew, compared with 31% of residents who are not satisfied. Residents satisfied with communication are also more likely to renew, at 55% compared with 38%.

The takeaway is simple: maintenance and communication are not just service metrics. They are retention levers.

A practical maintenance communication reset can start with three steps:

  • Assign every open work order an owner.
  • Send the resident an update within 24 hours, even if the repair is not complete.
  • Set clear expectations for the next update and the expected resolution timeline.

A quick update may not fix the underlying issue, but it can reduce uncertainty and help turn a frustrating repair into a trust-building moment

Plan for 2027 With a More Connected Stack

The costliest budget decisions are not always the largest line items. They can be the decisions that leave teams stitching together disconnected tools, managing manual workarounds, and responding to resident needs only after they become costly problems.

That strain can quietly erode team capacity, resident retention, and net operating income.

The Budget Smarter offer gives qualifying property teams a more connected path for 2027 planning. For eligible clients who sign by November 30, 2026, Rent Reporting, Esusu Pay, and Esusu Identity Services are available together for $1.75 per unit per month, 46% off combined standalone list pricing.

The offer is designed to connect three priorities in one plan:

  • Help eligible residents build credit through on-time rent reporting.
  • Give eligible residents access to flexible rent-payment options.
  • Support income, identity, and Social Security number verification before move-in.

If a property operator in your network is planning for next year, share the offer. Agreements must be signed by November 30, 2026.

‍

*Offer available to clients who sign by Nov 30, 2026. $1.75/unit/month covers Rent Reporting + EIS Income, ID, and SSN Verification; Esusu Pay included at no extra cost. 1,000-unit minimum. “46% savings” is measured against the $3.24/unit/month combined standalone list price of Rent Reporting and the EIS verification services (Esusu Pay excluded, as it is free to operators); actual savings vary. EIS is evergreen (cancellable upon notice); Rent Reporting is annual and may carry an early-termination fee of three months of fees for affected properties. Governed by applicable executed order form and MSA. Offer subject to change.

When Rent Timing Is the Challenge

Not every rent-week conversation is about whether a resident can pay. Sometimes, the challenge is timing. A paycheck and a rent due date do not always line up.

For eligible residents at participating properties, Esusu Pay offers a way to apply to split one month's rent into two interest-free payments through Affirm. If approved, the property receives the full rent payment upfront while the resident repays Affirm in two payments.

This can give residents more flexibility between payday and rent day while helping property teams maintain a smoother payment experience. Eligibility and approval are not guaranteed, and availability may vary by property and location.

Property teams can learn more about Esusu Pay and share the approved resident-facing resources with eligible renters.

Tailored Support for Every Community: Explore Housing-Specific Resident Guides

No two resident communities are identical. A student in their first apartment faces vastly different financial milestones than a senior managing retirement or an affordable housing resident navigating assistance programs.

To help property operators deliver targeted impact without adding administrative overhead, we’ve created housing-specific resident guides. These resources curate the most relevant app features, credit-building tools, and financial wellness benefits for every portfolio type.

A Calmer Path to Year-End

The end of the year will bring plenty of competing priorities and you do not have to solve every challenge at once.

Start by choosing one source of friction that affects residents or staff today. Assign clear ownership, make the next step easier to find, and give your team a process they can repeat during the busiest weeks of the year.

Small, consistent interventions can strengthen trust, protect team capacity, and make the resident experience easier to navigate.
